Answers:
1. How do you generate leads?

All potential leads fill out a form at one of our websites. We have our own Real Estate Information network, and we advertise on various web portals such as Yahoo, Google, MSN and AOL. We also get a huge amount of traffic from natural search engine positioning. All of our leads are self-generated, we do not buy leads in bulk and re-sell them to you. At any given time, we run marketing campaigns on over 600 different websites.

2. How many real estate agents receive your leads?

One. Only you will receive the lead. We do NOT "flip" leads like most of our competitors.

3. Do I get a credit if the lead is not valid?

We scrub every lead that goes out. Both our proprietary software and humans look at the lead to see if it contains any obviously incorrect information. If it is not accurate, you will never get the lead. Although we strive for perfection, occasionally a bad lead will get through. If we accidentally send out a lead with obviously bogus information, we will credit your account.

4. How do you define a valid lead?

A valid lead contains the first and last name, address, telephone number and/or email of a family or person that is considering relocation and would like to be contacted by a relocation specialist.

5. How often do I receive leads?

Every area has a different population and migration rate, so the number of leads that you receive will depend on the cities and areas from which you select to receive leads. We guarantee a minimum amount of leads, depending upon the demographics of your area.

6. How "fresh" are the leads?

Leads are delivered within 24 to 48 hours, usually within hours the same day.

7. Where do you advertise?

We advertise on Google, AOL, MSN, Inman News, Yahoo! and ASK Jeeves among others. You'll reach even more potential customers through our advertising campaigns.

8. How do you notify me that I have received a new lead?

We notify you via text to your email account. We verify that the email server has received the email and that the email has not been returned to us; however, due to the nature of the Internet, it is impossible for us to guarantee that you will receive every single mail due to factors out of our control. Some of these factors may include, server failure/misconfiguration of your mail host, email client failure, spam filters*, full mailboxes, etc.

9. What are the average closing ratios?

We anticipate most agents will close between 5-7%, and great agents close 8%-12% of the leads from our service. The results may vary, and remember that it is a numbers game.

10. How can I improve my closing ratios by working leads from E Relocation Marketing?

The best way is to contact the lead as soon as possible. A helpful approach is to try to be there as someone to help instead of as a salespserson. Remember, when someone is relocating to a new area, they are somewhat lost, and maybe a little apprehensive.

For example, you do not want to initiate the email with: "Hi, this is Harold with Big Real Estate Inc. and I sell a lot of houses out here in ..." The rest of the email will probably never be read and sales resistance will be created, thereby voiding your opportunity to work with them. You want to engage the prospect far enough (without creating sales resistance) to find out if they are planning to buy a home. Additionally, even if the prospect indicates that they plan to rent or lease first, it is still advisable to try to be of service. One of our most successful clients has turned a number of "so-called renters" into home buyers by not pre-judging and sticking to task.

A good opening approach would be:

"As your official E Relocation Specialist I am assigned to fulfill your relocation package request. If you would call or email me to let me know what information would be most helpful, I would be happy to assist you."

Organize your follow-up and it will pay off. Another successful client of ours enters each lead on to a spreadsheet to track arrival dates, package requests, and other important information about their prospects. She has purchased a second territory and dropped all other forms of marketing. Our lead flow produces enough work/revenue for both her and her assistant. She is working it and it continues to pay off.

In the end, just be sure to call your prospects. If the phone number doesn't work, call information to get a working number. It's worth the 50 cent fee and there's nothing more persuasive than the human voice.

11. Can I receive my leads on my Blackberry device, cellphone, PDA or other Internet-enabled device?

Yes, since the leads are sent in plain text format, any device capable of receiving text email will work. It is your responsibility to set up forwarding on your end.

12. Can leads be sent to more than one email address?

Yes, and no. Our system only allows the leads to be sent to one email address. However your IT department or mail host provider may allow you to set up an email alias that gets forwarded to one or more email addresses. For example, if your email is joe@domain.com and you want leads to be sent to both joe@domain.com and joe@yahoo.com, your IT department or mail provider can make an alias called "leads@domain.com" that forwards to both email addresses. Then when the lead gets sent to leads@domain.com, it will be forwarded to both email addresses.

* If you do use a SPAM filtering program please make sure to configure it to allow all correspondence from the erelopro.com domain to ensure that you receive your leads. The leads will be sent to you from the email address "sales@erelopro.com", so please allow email from this address in your SPAM filter.
